The one without a plan
The Lecrin Valley is a lush area, just minutes from Granada City. Many people, Spanish and international, enjoy living there surrounded by orange and olive groves. But the time comes when one chapter of your life ends and you’re ready for the next one to start. This was the case for the sellers of the Lecrin Valley townhouse but it turned out to not be as simple as they’d hoped.
When the sellers chose an estate agent in the local area, they thought perhaps their local connections and the popularity of the Valley would bring them a buyer. A short flurry of viewings happened initially as often can with new properties to the market.
The sellers received no feedback from those viewings. Not even a WhatsApp message to confirm their worst fears – no one wanted to buy their home.
Months drifted by like icebergs, unhalting and unstoppable.
The agent had uploaded the property’s photos to a few portals and onto their own website. Other than that, there was no marketing strategy in place. There were no phone calls to discuss what else they were doing, the conversations they were having with potential buyers and their feedback as to why those conversations weren’t turning into actual viewings. Perhaps none were even happening.
With no feedback, no marketing reviews, and no strategy, our luckless sellers were feeling adrift in a cold sea of helplessness and rejection:
- Rejection from the people who had seen the house in real life but made no offer.
- Rejection from the people surfing online and not booking viewings.
- But worst of all was the rejection from their own agent who had abandoned them when they were supposed to be the life raft on which their moving hopes and dreams were safe.
Browsing on social media, the sellers noticed the videos of properties that we do, as standard, for all our sellers. They’d been on the market for two whole years now, with no contact from their agent in all that time.
Our Lecrin Valley specialist, Angela, was able to create a full marketing strategy that encompassed international buyers. She worked hard, as is her style, to create a walkthrough video tour that highlighted all the best features of the property without leaving anything to the imagination.
Not only did this improve the appeal of the Lecrin Valley townhouse when people were looking online, but Angela also continued to proactively seek out the right buyer for the property. Personally liaising with our international database of registered, qualified clients, she found several interested parties.
This lovely townhouse had been on the market for two years with no contact from the agent and no interest. With the correct strategy and support from our Lecrin Valley property specialist, these sellers were connected with a buyer in just one week.
The property is now sold, with excited new neighbours moving into the Valley, and two very relieved sellers who are now, finally, able to move onto the next chapter in their lives.
