This week’s success story is about a beautiful property that one agent said would not sell for this price because it “did not have a pool” and did not want to help !! This left the sellers very upset as they had a very genuine need to move. This home went on to sell for very close to its asking price and only a few weeks. Background of this home
I love meeting a new client for the first time and finding out about their own story and background. Learning about the reasons for their house sale and what their moving needs are. When you truly understand their circumstances it is much easier to help and advise a client correctly.
The house, whilst beautifully presented, did have some issues with the paperwork/ This is fairly normal for Spain and not something we are inexperienced in! The clients had already made a start on correcting this but had been badly let down with the “professional” who was dealing with this. They were very concerned that this would prevent them from moving and they needed to get things moving quickly. Added to the other agent telling them that couldn’t sell it without a pool, which it didn’t have they felt very despondent.
What we did
After really getting to understand the clients needs , the history of the property, the potential issues and how much “sweat equity” had been put into the home, I was inspired to help this lovely couple achieve their moving goals.
We knew that we would be asking a premium price for the property. In fact, one agent had already said that they could not sell it! However, what we did have was a stunning location, beautifully kept land and a unique location nestled against a Eucalyptus wood and a moments stroll from the river.
We set about our marketing focusing on these key selling features, making the most of them in our professional marketing video, including quality drone footage of the nearby river and beautifully kept gardens as well as showing all the best features inside the house through the video.
We set about creating a highly targeted Social and digital media campaign using our digital media team. We also listed the home on over 100 property portals in over 60 countries. We notified our network of over 600 international agents worldwide and our network of over 120 partner agents in the UK. This created a flurry of enquiries, and we were quickly speaking to a good volume of potential buyers about the property.
Very quickly we generate multiple viewings from our international clients ranging from the Netherlands, Belgium, The UK and Turkey. It was out Turkish buyers who made the best offer and we negotiated a final price that was very, very close to the asking price and agreed a timescale that suited both the buyers (who had a defined timescale need) and the sellers. We also negotiated a solution to the paperwork issues that helped both parties.
