We’ve seen properties sit unsold at a perfectly reasonable price simply because the marketing lacked warmth or the property felt unloved. On the flip side, we’ve sold homes above asking because the video made someone feel something.

Speed kills—unless you’re ready

It’s easy to underestimate how fast things can move once the right buyer sees the listing. We’ve had offers within 48 hours. But if your paperwork isn’t in order, or your property looks half-prepared, that momentum dies quickly. We now insist all our clients are legally prepared before launch. No exceptions.

Stale listings don’t recover easily
